Lands Improvement Holdings acquired the 38 acre former quarry site and promoted the site for development through the Local Development Framework Process with Newcastle-under-Lyme Council.

An outline planning application for 350 units was submitted in July 2013. Following engagement with the Council, the Section 106 agreement was signed in December 2014 alongside the issue of the outline planning consent.

Earthworks have commenced on site and land parcel sales are anticipated to commence in early 2016. We were appointed by Lands Improvement Holdings in 2012 as Development Managers to assist in the promotion of the site and future development strategy. Working closely with the appointed planning consultant, aspireDM led the promotion of the site and the submission of an outline planning application for 350 dwellings in advance of the publication of the publication of the revised Local Development Framework.

Being a former quarry, the site had significant infrastructure works in order to create a suitable platform for development. Despite it being an outline planning application, the Local Planning Authority needed detailed earthwork schedules and calculations to demonstrate that the site could be viably developed. The management of project capital was a key consideration to ensure such infrastructure costs did not become prohibitive.

Gaining outline planning consent on a large, complicated strategic site, whilst managing the pressures of site topography, enabling works, drainage and ecology prior to the adoption of a Local Plan document formally allocating the site for development was a notable achievement. Key to success was full and open engagement with officers and politicians through all stages of the development.
