aspireDM worked closely with our client, Lands Improvement Holdings to bring forward this wide ranging mixed use regeneration development, located on the 16.2 hectare former power station site in Poole.
The vision evolved through detailed research and financial modelling to position a phased development comprising of over 1,100 residential units, a mix of quality food and beverage offerings, a 70,000 sqft major supermarket and permanent visitor attractions.
aspireDM led the establishment and control of the project team, managing the delivery of bespoke corporate reporting systems and drove the focussed research analysis which resulted in the concept definition, masterplanning and financial modelling.
We faced a significant challenge in delivering a viable scheme that balanced several contentious elements. There are abnormal site costs associated on this brown field site, including quayside wall refurbishment, consideration of existing ground conditions and adjacency to areas of high ecological importance
The aspireDM team delivered holistic project planning and assembly, including full selection and appointment of the team that successfully delivered the design response to the development brief and brought the concept to a commercially viable masterplan that was adaptable and could respond to future changes in housing needs.
aspireDM led the submission of a planning application for up to 1,350 houses and flats, a supermarket, open space and community facilities was submitted in January 2012 after extensive local public consultation generated stakeholder support.
